Hillcrest Investment Properties

Hillcrest has quickly become one of the most desirable neighborhoods in San Diego County, acting as a central hub for the city's LGBTQ community and offering diverse culture and rich history alongside attractions for all ages. Just north of the downtown area, Hillcrest still offers a distinct city feel without bringing too much of the hustle and bustle of Downtown San Diego proper.

Welcoming, laidback, and pedestrian friendly, Hillcrest has an estimated population of over 31,000 residents with a diverse range of homes, mainly in craftsman and mid-century styles. However, it's not uncommon to see newer homes built in more modern contemporary styles.

Hillcrest Restaurants and Attractions

The main thoroughfare in Hillcrest is University Avenue, which stretches several blocks west from Normal Street to feature a huge range of restaurants, bars, and clubs for all tastes and interests. Stick at the corner of Normal Street and University Avenue to see the huge Pride flag and travel down Harvey Milk Street to visit the San Diego LGBT Community Center.

Following University Avenue will take you past the historic neon Hillcrest sign and into the village area. The eclectic shopping area means you can easily find everything from flower shops to record stores to more mainstream brands within mere blocks of each other. Small boutiques, Flashback, and Buffalo Exchange allow for some unique shopping opportunities to help visitors find the perfect piece to finish off their outfits.

Fifth Avenue is home to vintage clothing stores, bookstores, and the Landmark Cinema movie theater along with world class restaurants and dessert-centric establishments to satisfy even the most discerning sweet tooth. Some of the most popular eateries in the area include:

  • 100 Wines Kitchen

Make sure you stop by the Hillcrest Brewing Company, which serves up some frosty beverages and happens to be the only openly gay brewery in the country. If you happen to be in town on a Sunday morning, stay for the farmer's market, which promises plenty of local fruits and vegetables, arts and crafts, and freshly prepared cuisine.

Head south of Hillcrest to Balboa Park, a hub of arts and culture featuring 16 museums and performing arts venues alongside gardens and the truly breathtaking San Diego Zoo.

Schools in Hillcrest

Hillcrest is home to two main schools served by the San Diego Unified School District. Florence Elementary School and Roosevelt Junior High School both have excellent reputations that ensure great instruction and updated curriculum.

Most high school-aged children in Hillcrest attend San Diego High, which is in the neighboring downtown area. The Francis W. Parker School in Mission Hills is one of the oldest and most prestigious private schools in the city, serving children from preschool through the 12th grade.

The value of homes in the area had gone up about 7 percent in 2016 with further growth to come. The median home value is estimated at $512,000, while the median price per square foot is about $489. The average square footage value in San Diego County is about $439.
